Dealing with Bureaucracy in Mallorca

What Is a Resident in Mallorca?

Admittedly not the most exciting title: "Dealing with Bureaucracy in Mallorca." But many of you are coming to Mallorca these days not just for vacation, but to find a new home on the island. Whether you're a resident or non-resident, there are various bureaucratic procedures that are important in Mallorca. In this blog post, I'll go into more detail about the differences between residents and non-residents and what you should look out for.

I'm only reporting from my personal experience here. And of course something might be wrong. Or may have changed. And I'm not a lawyer providing legal advice either. If you want to play it safe, you should always find a lawyer or a so-called "gestoría" who can advise you on these topics and also handle some of the bureaucratic errands for you, or at least accompany you.

Bureaucratic Procedures for Residents

Living as a resident in Mallorca means that you have officially established your residence on the island and moved your center of life there. To register as a resident, you need a NIE number ("Número de Identidad de Extranjero"), which is comparable to a German tax number. But it is used much more frequently in everyday life.

You apply for this number at the foreigners' office. It is essential for all further bureaucratic procedures.

If you want to buy or rent property in Mallorca, you must register with the relevant municipality. Registration must be completed within 30 days of moving into the property. Various documents such as a rental agreement or property deed are required.

Registering with social security is also important in order to access medical services, for example. Additionally, there are further bureaucratic procedures such as registering a vehicle or applying for a residence permit, which depend on individual circumstances.

When registering, you also need to pay property tax (IBI). The amount of property tax depends on various factors, such as the size of the property or its location. Payment of property tax is an annual obligation and should not be forgotten.

It's important to note that registration with the municipality is required not only for residents but also for non-residents. If you want to rent or buy property in Mallorca, you must register with the relevant municipality, regardless of whether you are a resident or non-resident.

If you need professional assistance with registration, you can contact a lawyer or a specialized agency ("gestoría"). They can help with obtaining the necessary documents and ensure that all requirements are met. This way you can be sure that you register legally and correctly with the municipality. And thus avoid stress and problems.

Overall, registration with the municipality is an important bureaucratic step that should not be underestimated. It's important to inform yourself well in advance and possibly seek professional help to ensure that all requirements are met. That way you can sit back, relax, and enjoy life on this beautiful island.

Bureaucratic Procedures in Mallorca for Non-Residents

Non-residents are people who spend a lot of time in Mallorca, sometimes for extended periods, but want to keep their center of life in Germany. For them, there is no obligation to register or apply for a NIE number. However, in practice, very little works without this NIE number. Whether you want to sign a rental agreement or even just open a bank account — this number is usually a prerequisite. I would therefore recommend that if you're here often or at least thinking about a second residence, you should apply for a NIE number.

For buying or renting property in Mallorca, certain bureaucratic procedures are also necessary, such as applying for a tax number or registering with the land registry office. You should consult a lawyer or specialized agency to avoid potential difficulties.

  • Applying for a Spanish tax number (NIE) for buying or renting property in Mallorca
    • The Oficinas de Extranjería are responsible. You book your "Cita Extranjería" appointment in advance by phone or online (the "Cita") and then go there. It is extremely important to have ALL the requested documents with you. A good guide can be found on the "abc Mallorca" website
  • Registration with the land registry office for buying or renting property in Mallorca
  • Payment of the tourist tax for longer stays in Mallorca

Conclusion

Bureaucratic procedures in Mallorca can differ for residents and non-residents. While residents need to complete comprehensive registrations and sign-ups, non-residents tend to deal with specific requirements related to property sales or longer stays. However, it is important to inform yourself well in advance and possibly seek professional help to avoid unnecessary stress and problems. That way you can focus on life on this beautiful island and enjoy the sun and sea without worry.
